Job Summary/Purpose
The focus of this position is to collaborate and coordinate effort closely with Power Development and Project Management organizations in support of the new power generation and storage projects. The position is a considered a real estate subject matter expert in support of Power Development projects and provides oversight for members of the real estate team who are managing specific projects for Power Development. In this role, the Manager is responsible for the real estate management, oversight, and deliverables in support of power development projects during the front-end loading stages of utility scale gas or renewable power generation projects. The role has full accountability in ensuring sound decisions are made when acquiring real estate assets in both front-loading and implementation phases of all projects.
This individual is responsible for the assembly and providing leadership needs of his/her cross-functional team, technology understanding and experience, and building an effective relationship with key internal/external individuals-including contractors, where applicable. Manages risks to ensure risks are identified and mitigated at the proper phases of each project. This role will also assist the Sr Manager, Real Estate with the overall management and development of the real estate portfolio, policies, processes, budgeting, and projects.
Job Duties/Responsibilities
Develops and manages a real estate project development team that is focused on delivering Power Development projects in a timely and cost-effective manner with a detailed efforts on the due diligence requirements for the Power Development projects.
Leads the real estate project team and work with leadership of the Power Development and Project Management organization to determine corporate and business unit real estate requirements. Develops and maintains strategic partnerships with business units in the jurisdictions. Develops and manages budget, goals, guidelines and policies for the implementation of the Power Development projects.
Possess broad matter expertise in complex transactions including purchases, sales, leases, subleases, options, easements, mineral rights, financial analysis for transactions and financial modeling for scenario planning, and in areas such as environmental, risk management, real estate law, governmental regulations, financial analysis and corporate policies. Implements and manages real estate activities related to corporate strategies and special initiatives.
Possess broad subject matter expertise in the areas associated with locational analysis, site searches, market analysis, and due diligence activities such as Environmental, Valuation, Title commitment and Mineral title, Survey, Zoning requirements, Flood zone, Utilities, Communications (e.g., fiber), Regulatory issues, Governmental ordinances, Deed restrictions/covenants, Encumbrances. Coordinate transaction services and issues with Legal, Environmental, Risk Management, Facilities, Accounting, Property Accounting, Tax and Finance, etc.).
Assists Sr Manager, Real Estate with the administration of assigned real estate portfolio including but not limited to preparing and managing rent and operating budget, managing rent payments and rent collection from external tenants, managing lease compliance as a tenant and as a landlord, performing lease operating expense audits, preparing leased and owned property abstracts, managing insurance certificates issuance and compliance, administering revenue from sales and other one-time revenue transactions, maintaining inventory of real estate documents (originals) and off-site database management, performing financial and regulatory reporting (10K's & 10Q's), managing corporate guaranties, and acting as the Company gatekeeper for physical I.D.'s and Property Accounting ID's for Real Estate & Facilities.
Minimum Requirements
Minimum education required of the position
· Bachelor’s degree in engineering, Project Management, Real Estate or equivalent work experience will be considered
· Preferred: Advanced Degree Preferred - MBA, master’s in engineering, Real Estate, Project Management.
Minimum experience required of the position
7+ years in project management, electric utility industry or related field
Minimum knowledge, skills, and abilities required of the position
Expert in project management and real estate fundamentals. Knowledge of the practical application of real estate activities to power development projects, leases, acquisitions as well as overall management and development of the real estate portfolio, policies, processes, and budgeting. Possess excellent written and verbal communication skills.
Any certificates, licenses, etc. required of the position
Project Management Professional (PMP) Certification desired but not necessary.
