Job Summary/Purpose
Responsible for developing and recommending a long-term strategic vision for Entergy’s real estate portfolio, with a focus on 3-, 5-, and 10-year planning horizons. This individual will collaborate cross-functionally with internal stakeholders, including business units, Finance, HR, Operations, and external partners to assess requirements, gather data, identify opportunities, and formulate a cohesive, data-driven real-estate strategy that aligns with enterprise objectives.
Supports capital planning efforts related to the real estate portfolio strategy and contributes to the broader real estate capital project prioritization and execution across the enterprise.
Job Duties/Responsibilities
- Lead the development and recommendation of the 3-, 5-, and 10-year enterprise real estate portfolio strategy
- Validate and standardize data from multiple sources to inform business cases and strategy.
- Conduct scenario planning and forecasting to ensure alignment with long-term business priorities and workforce evolution.
- Work across business units, functions, and geographies to determine current and future real estate needs.
- Analyze asset and portfolio performance, space utilization, and lease data to identify consolidation, expansion, divestiture, or investment opportunities.
- Collaborate with internal business leaders to incorporate evolving operational requirements into portfolio planning.
- Facilitate cross-functional engagement with Business Unit Leaders, Finance, HR, Operations, and other stakeholders to ensure alignment, gain buy-in, and drive consensus.
- Lead workshops and collaborative planning sessions to inform workplace strategies and support long-term growth planning.
- Support capital planning by partnering with Facility Analysts, Project Team, Finance, and Capital Planning teams to develop funding strategies and multi-year capital plans aligned with the portfolio strategy.
- Parter with Facility Analysts and Transaction Team to prepare business cases and investment proposals to support key real estate initiatives.
- Establish and manage governance processes for portfolio strategy development, review, and approvals.
- Prepare and deliver executive-level presentations and reports on strategic options, planning scenarios, and progress updates.
- Monitor market trends, regulatory developments, and emerging enterprise needs that may influence the real estate portfolio.
- Identify gaps between the current and preferred portfolio state; model and present multiple scenarios—including financial impacts—to address those gaps.
Minimum Requirements
Minimum education required of the position
- Bachelor’s degree in Finance, Accounting, Business Administration, or a related field required.
Minimum experience required of the position
- 8+ years of relevant experience
Minimum knowledge, skills, and abilities required of the position
- Strong budget and financial acumen
- Advanced proficiency in Microsoft Excel
- Familiarity with Power BI or similar data visualization tools
- Understanding of lease terms, occupancy cost components, space utilization metrics
- Exposure to workplace or real estate strategy, headcount forecasting, and location planning.
- Exceptional attention to detail and highly developed organizational skills, with the ability to manage multiple projects and tasks simultaneously
- Ability to analyze data and communicate findings in a clear and concise manner
- Excellent interpersonal and customer service skills, with the ability to build strong relationships and effectively collaborate with cross-functional teams
- Excellent communication skills, both written and verbal
- Ability to manage multiple priorities and meet deadlines in a fast-paced, dynamic work environment
- Proactive and self-motivated, with a strong desire to continuously learn
