Job Title: Senior Manager, Facilities Planning and Operations

The Senior Manager of Facilities Planning and Operations directs all operations and maintenance activities, renovations, construction, and safety programs for a large and complex real estate portfolio. The portfolio consists of approximately 500 owned and leased facilities which total 5.6 million square feet.
This position will have co-responsibility with Sr. Manager of Real Estate in developing and executing the Real Estate 3, 5, 10 year Strategy to enable business priorities and goals while championing a culture of customer-centricity; enhancing workplace experience; and driving continuous improvement practices to maximize sustainable value for our four stakeholders by continuously exploring opportunities to optimize and enhance Entergy’s Real Estate portfolio.
This position will have direct oversight of Manager of Workplace Strategy, which is responsible for development workplace strategy, design standards, supply chain/vendor management, benchmarking, reporting and interpretation of space planning metrics to provide recommendations and proposed solutions, operational programming, guidelines, and process alignment.
This position will provide leadership and supervision for all activities pertaining to the development, improvement, and maintenance of facilities; including routine maintenance and operations, renovations and capital improvement projects, utilities, janitorial services, grounds keeping, sustainability, building safety, etc.
JOB DUTIES/RESPONSIBILITIES:
Responsible for all aspects of the Facilities organization, including strategic planning, maintenance, operations, life cycle and deferred maintenance programs, renovations and/or construction of all facilities under management (approximately 500 facilities totaling 5.6 million square feet), including 12 critical operations.
- Co-responsibility in strategizing with members of executive management, senior management, and operating business functions in developing short and long-term (3, 5, 10 years) strategic plan for Entergy’s real estate portfolio.
- Oversees the evolution and implementation of Entergy’s workplace strategy to provide transformative, engaging workplace solutions that improve employee experience, enhance productivity, and empower the workforce to excel through:
- Increased business agility and change management strategies
- Reduced occupancy costs and space requirements
- Utilizing space more efficiently and effectively
- Increased employee engagement, satisfaction, and retention
- Oversees the development of strategic and tactical workplace design standards, training, review and approval of project development plans, and demand planning that align with Real Estate’s overall business strategy to bring the vision into realization through:
- Design strategies
- Workplace concepts
- Programming of spaces
- Building constructions systems
- Finishes and Furniture
- Responsible for managing the outsourced Integrated Facility Management contract with a budget of approximately $25M annually, which provides services for Facility Management, Project Management, and Administrative Services Management for Entergy's real estate portfolio.
- Responsible for managing the outsourced provider with a budget of approximately $2M annually who provides hospitality services and operates Entergy’s Powerhouse conference and hotel facility as well as associated dining room and delis.
- Responsible for developing and managing all service level agreements and key departmental metrics.
- Responsible for management and successful execution of all approved capital projects of approximately $100M annually, including monitoring and achieving cost and schedule targets.
- Develops and finalizes annual capital and O&M/non-capital budget in close collaboration with Finance organization. Accountable for meeting the established capital and O&M budget.
- Leadership of approximately one manager with four direct reports and three facility management professionals.
- Directs the benchmarking activities of the department.
- Negotiates and manages major agreements with various suppliers in close collaboration with Supply Chain organization. Reviews and approves contract invoices.
- Proactively seeks and executes contracts with local suppliers in collaboration with Supply Chain organization.
- Establishes and maintains a safe work environment by providing safety training and ensuring compliance with safety programs.
- Manages and directs a productive, motivated, and safe work force through effective resource management and compliance with safety policies and procedures. Plans, organizes, monitors, and manages work activities of professional and technical employees. Provides employees with training, ongoing performance feedback and opportunities for development.
MINIMUM REQUIREMENTS:
Minimum education required of the position
Bachelor's degree in Engineering, Facility Management, Construction Management, Real Estate, Business or a related field or equivalent work experience.
Minimum experience required of the position
7+ years of recent relevant experience in portfolio management, facilities, or workplace strategy.
Minimum knowledge, skills and abilities required of the position
Exceptional collaboration, relationship management, accountability, and negotiation skills.
Strong communication, facilitation, presentation, and creative problem-solving capabilities.
Experience with continuous improvement and digital transformation initiatives.
Strong strategic and analytical thinking with a service delivery mindset.
Deep understanding of corporate real estate best practices, processes, and compliance requirements.
Extensive experience in complex real estate portfolio strategy, development, and execution.
Any certificates, licenses, etc. required for the position
CoreNet Global professional MCR designation is desired
PMP certification is a plus
