Job Summary/Purpose
The Sr. Manager, Real Estate will provide strategic leadership and expert oversight of real estate strategy and transaction management. This role will serve as a key business partner and trusted advisor to all functions and business units across Entergy, with direct accountability for an annual lease portfolio of $25–$30M and multiple commercial and industrial real estate transactions each year.
The Sr. Manager will collaborate closely with the Workplace Strategy team and internal operations groups to develop and execute the company’s 3, 5 and10-year Real Estate Strategy. This includes enabling business priorities and growth objectives, advancing a customer-centric culture, and applying continuous improvement practices to maximize sustainable value for our stakeholders. The role will continuously identify opportunities to optimize and enhance Entergy’s real estate portfolio.
This leadership position is a key member of the Corporate Real Estate team and partners enterprise-wide with senior leaders (Executives, OPCO Presidents, SVPs, and VPs) to develop comprehensive, data-driven, and collaborative real estate strategies and transactions. The role must maintain close alignment with Entergy’s strategic direction, including hyperscale customer growth and strategic siting and infrastructure development supporting mega data centers and other large-load projects.
Job Duties/Responsibilities
- Portfolio Management: Provide end-to-end transaction management for Entergy’s extensive real estate portfolio, which includes ~240 office and service center sites (500 buildings / 5M sq. ft.); 30+ gas and renewable generation sites on 28,000+ acres; 5 nuclear sites on 9,000+ acres; and 12 critical sites. Lead negotiation and management of complex transactions, including acquisitions, dispositions, leases, donations, and financing arrangements.
- Strategic Planning: Partner with business units, corporate functions, and senior leaders to develop business cases and execute real estate strategies that maximize portfolio performance, value, and alignment with enterprise priorities.
- Leadership: Lead, mentor, and develop a geographically dispersed real estate team, including Managers and Sr. Staff Analysts. Direct the work of 15+ regional brokers and oversee contracted lease administration resources.
- Partnership: Engage frequently and effectively with Executives, Operating Company Presidents, and SVP/VP level leaders on strategic planning, portfolio decisions, and transaction execution.
- Real Estate Subject Matter Expert: Apply deep expertise in real estate management, transactions, and planning. Demonstrate strong quantitative skills, the ability to quickly grasp complex concepts, and excellence in relationship-building, active listening, and strategic advising. Promote continuous improvement, innovation, and diversity of thought.
- Fiscal Management: Manage the annual $25–$30M non-capital rent and operating budget for the company’s real estate portfolio. Ensure strong vendor management, accurate service-level metrics, and 100% on-time vendor payments. Conduct lease operating expense audits and support financial and regulatory reporting related to 10K/10Q filings and Corporate Guaranties. Proactively identify and deliver recurring revenue, annual savings, and one-time revenue opportunities.
- Program Management: Develop and oversee value-enhancing programs, including Mineral Management, Sustainable Forestry, Land Management, and Telecom/IT use to drive “highest and best use” outcomes and unlock revenue or savings from underutilized sites.
- Due Diligence: Work collaboratively with Legal, Environmental, Risk Management, Facilities, Accounting, Regulatory, Tax, and Finance teams to lead due diligence activities, including surveys, environmental assessments, valuations, title commitments, financial analysis, zoning reviews, regulatory filings, ordinances, deed restrictions, and encumbrances.
- Culture: Model the highest ethical standards and champion an enterprise-wide focus on process rigor, controls, policies, laws, regulations, and governance to maximize value and minimize risk.
- Safety, Stakeholders Involvement: Promote and reinforce strong safety behaviors using tools such as Close Call/Good Catch and regularly assess real estate team and vendor processes. Foster community involvement, support employee volunteerism, and advance vendor diversity in real estate due-diligence sourcing.
Minimum Requirements
Minimum education required of the position
- Bachelor’s degree in real estate, Business, or other related discipline. MBA or master’s degree in real estate or related field is preferred
Minimum experience required of the position
- 10+ years of recent, relevant commercial real estate experience.
- 7+ years of Corporate Real Estate and supervisory experience are required.
